## The Education Divide

Educational attainment varies enormously by ZIP code. In some communities, more than 80% of adults hold a bachelor's degree or higher. In others, fewer than 5% do.

- **University ZIPs** — College towns like 27514 (Chapel Hill: 71% bachelor's+) skew extremely high
- **Tech corridors** — Silicon Valley, Research Triangle, Route 128 Boston
- **Government centers** — DC suburbs (22207 Arlington: 78% bachelor's+)
- **Rural areas** — Many Appalachian and Delta ZIPs below 10% bachelor's+
- **Urban cores** — Mixed: gentrified neighborhoods high, others low

## Education and Income Correlation

At the ZIP level, educational attainment and median income correlate strongly (r ≈ 0.75). ZIPs with high bachelor's+ rates almost always have high median incomes. But the relationship is not perfect:

- **College towns** have high education but moderate incomes (graduate students)
- **Trade-heavy areas** (oil fields, construction) have moderate education but high incomes
- **Retiree communities** may show low current income despite high education

## School District Connection

ZIP codes and school districts do not align perfectly, but school quality is one of the strongest drivers of housing demand at the ZIP level. High-performing school districts attract families who can afford to buy in those ZIPs, reinforcing the cycle between property values, tax revenue, and school funding.

## Using Education Data

Education-by-ZIP data is valuable for:
